Drywall Repair in Wheat Ridge, CO
Wheat Ridge's median home was built in 1964. That is fifteen years older than Arvada's median and it changes the job before we arrive: this is the city where we most often open a wall expecting gypsum board and find plaster over wood lath instead.

Plaster and lath, which is a different trade
If your house predates roughly 1955 there is a fair chance the walls are not drywall. Plaster over wood lath behaves differently: it cracks in long diagonals rather than at seams, it crumbles at the edge of a repair rather than cutting clean, and it is heavy enough that a failed ceiling key comes down in slabs rather than sagging first.
A plaster repair that is done as if it were drywall, by cutting out a rectangle and screwing in a patch, will telegraph. The thicknesses do not match, so either the patch sits proud or it sits low and takes three coats to bring flat. The right approach is either a proper plaster patch with a bonding agent and a setting compound, or a full board-over of the room if the plaster is failing generally.
Zinsser Gardz earns its keep here more than anywhere else. Old plaster and old wallpaper paste both destroy a water-based topcoat, and Gardz seals residual adhesive and hardens soft or crumbly surfaces so a skim has something to bond to.
Popcorn ceilings and the age question
Wheat Ridge's age profile means popcorn ceilings and the asbestos question come up on a large share of jobs. Colorado Regulation 8 sets the trigger for a single-family home at 32 square feet of surfacing material, and the only age exemption is a building constructed after 12 October 1988 with documentation that no asbestos-containing materials were used.
In a city whose median home was built in 1964, that exemption is not going to help most addresses. We build testing into the conversation rather than into the surprise column.

Getting around Wheat Ridge
Kipling is State Highway 391 here, and it ends at I-70, which is the bit people get wrong: the Kipling that runs north through Arvada is not a state highway, the Wheat Ridge stretch is. I-70 cuts the city and 44th Avenue is the useful east-west route for anything in the older core.
Clear Creek Crossing on the west side has changed the traffic pattern noticeably since the new Intermountain Health Lutheran Hospital opened there in 2024. If you are near the interchange we will usually come in from the north rather than fight it.
