Superior's median home was built in 1997, which reflects the Rock Creek Ranch build-out that turned a small former coal town into a suburb through the nineties.

Rebuild finishing, and why it is not ordinary new construction
A rebuild is a new build with an owner who has been living with the project for years and has usually thought harder about specification than a typical purchaser ever does.
In practice that means finish level gets discussed properly here, which we prefer. GA-214-2021 sets out six levels and defines the two triggers for level 5 numerically: critical lighting, meaning strong side lighting from windows or surface-mounted fixtures, and non-flat paint above 5 gloss units at 60 degrees or 10 at 85 degrees. A modern rebuild with large glazing frequently meets the first one on at least one elevation.
It also means specification questions come up that rarely do elsewhere. Sag-resistant ceiling board where framing is at 24 inches on centre and a sprayed texture is planned, recognised under ICC-ES ESR-3365 for exactly that. Mould-resistant board in wet areas. Fire-rated assemblies at attached garages built to a UL design number rather than to a board thickness.

The houses that did not burn are their own category. Heat exposure through a wall, smoke residue in a cavity, and water from suppression all leave drywall that looks fine and is not.
Smoke residue in particular does not paint over. It bleeds through water-based topcoats, and the fix is a sealing primer or a shellac before anything else, or replacement of the board where the residue is in the paper rather than on it.
If you have a room that has never smelled right since, that is usually the cavity rather than the surface, and the honest answer is that the board comes off. We would rather say that than sell you a skim coat that does not fix it.
Superior practicalities
Superior is in Boulder County with a small part reaching into Jefferson County, and it was founded in 1896 and incorporated in 1904, named for the quality of the coal that came out of the ground here. US 36 runs along the northeast boundary and it is how we get here.
At twenty-five minutes we are on the outer edge of our normal radius, and we are honest about what that means: for a single small patch, we may not be the most sensible people to call, and there are good contractors closer. For a rebuild finish or a full basement, the drive is irrelevant against the size of the job.
