Golden has a median year built of 1986, which is misleading in a way worth explaining. The number is an average of a nineteenth century downtown and a large stock of 1980s and 1990s foothills housing. The downtown properties crack like old buildings. The foothills properties crack like houses built on a slope in expansive ground.

Cracking on a slope, which is its own thing
Golden's foothills subdivisions sit where the Colorado Geological Survey's mapping of the Front Range Urban Corridor gets interesting. The CGS puts it starkly: half of the thirty sedimentary bedrock formations exposed in the corridor contain swelling clay, and those formations underlie all of the major cities. Expansive clay can expand up to 20 percent by volume when wetted and exert a force of up to 30,000 pounds per square foot.
On a slope with dipping bedrock the movement is not uniform, so what shows inside is diagonal cracking from the corners of openings, doors that bind seasonally, and drywall seams that open on one side of a room and not the other.
This matters for how a repair is specified. Filling a live crack with a rigid setting compound guarantees it comes back. Where movement is ongoing we will either detail the joint to move, or tell you plainly that the drywall is a symptom and that the money belongs with a structural engineer first. We would rather say that than take the job twice.
The downtown core
Golden's older properties, in and around the blocks that grew up as Colorado's territorial capital between 1862 and 1867, are plaster more often than board. Same trade note as Wheat Ridge: plaster cracks in long diagonals, crumbles at a cut edge, and does not take a drywall style rectangular patch without telegraphing.
Ceiling heights downtown are frequently over nine feet, which changes the access and therefore the price. We will ask about ceiling height on the phone for anything in the old core, because it is the difference between a step ladder and a scaffold and we would rather quote it right than adjust on the day.

Golden packs an unusual amount into a small footprint, and it shapes our work.
