Drywall Repair in Thornton, CO

Thornton's median home was built in 1996. Combined with the fact that Colorado's asbestos documentation exemption runs from 12 October 1988, that means the popcorn and asbestos conversation that dominates our Arvada and Wheat Ridge work barely comes up here.
What comes up instead is cracking in houses their owners consider too new to be cracking, and finish quality on the fast-built nineties and 2000s stock. Twenty-five minutes from us, which puts Thornton at the outer edge of where we go without a travel note on the quote.
Thornton's median home was built in 1996, which puts most of the city on the safe side of Colorado's 1988 asbestos documentation line and shifts the work almost entirely to cracking and finish quality.
Cracks in a house that is younger than you are
Thornton sits on the same Front Range ground everything else here does, and the Colorado Geological Survey does not mince words about it. Expansive clays are described as one of the most significant, widespread and costly but least publicised geologic hazards in Colorado, with annual losses regularly estimated as greater than tornadoes, floods, earthquakes and hurricanes combined. Their comparison is that one person in ten is affected by floods and one in five by expansive soils.
Half of the thirty sedimentary bedrock formations exposed in the Front Range Urban Corridor contain swelling clay, and those formations underlie all of the major cities. Thornton is inside that corridor.
So a 1996 house with seam cracking and binding doors is behaving normally for its location. Whether it needs a structural opinion or just a properly detailed drywall repair is a judgement, and we will give you ours honestly, including when the answer is that we are not the right trade.
Nail pops, and why they come in waves
Nail pops arrive in clusters rather than singly, and they arrive in the first few winters and then again after a major HVAC change. The mechanism is framing lumber losing moisture and shrinking away from the fastener while the fastener stays where it is, so the board is pushed off the head.
Denver's climate makes this worse than most. Annual precipitation is about 15.4 inches and average relative humidity swings through the day from around 67 percent at 5am down to about 34 percent at 2pm. Winter interior air with the furnace running is drier still.
The repair that lasts is not filling the dimple. It is driving a new screw an inch or two away into solid framing, then removing or re-setting the popped fastener, then filling both. Filling alone puts compound over a fastener that is still moving, and it will pop again through the new paint.
Thornton practicalities
Thornton was incorporated on 12 June 1956 as the first fully planned community in Adams County, named for the governor of the day, and it has grown a long way north since. The N Line opened in September 2020 with three Thornton stations, and Larkridge and Thornton Town Center are the two commercial nodes where most of the tenant finish work sits.
Thornton straddles Adams and Weld counties. Almost everything we work on is Adams side.
At twenty-five minutes we are at the edge of our normal radius. We come, and we would rather batch two Thornton jobs into one day than make two trips, so if a neighbour needs something doing, say so and we will price it accordingly.
