Westminster's median home was built in 1987. Arvada's was built in 1979. Eight years does not sound like much until you notice what it does to the work: Westminster has proportionally less popcorn ceiling and proportionally more of the late-eighties and nineties construction where the problems are nail pops, truss uplift at ceiling corners, and half-inch board on 24 inch centre ceilings that has started to belly.

What we get called for in Westminster
Ceiling sag between joists, more here than anywhere else we work. It is the housing era. A lot of Westminster's late-eighties and nineties stock was built with half-inch board on ceiling framing at 24 inches on centre and then sprayed with a water-based texture, which is the exact combination the IRC ceiling table now steps up to five-eighths. Getting around Westminster
We come in on Sheridan Boulevard, which is State Highway 95 and also the county line, or up Wadsworth if the job is on the west side. US 36 frames the north of the city and the Flatiron Flyer runs it, which matters to us only in that the corridor is busy at the wrong times and we schedule around it.
Standley Lake is the landmark most people navigate by and it is worth a note: the lake is owned and operated by the City of Westminster even though a good part of the shoreline reads as Arvada, and the water rights are held jointly with Thornton, Northglenn and FRICO. It was built between 1909 and 1911 with an earthen dam a mile and a quarter long and 113 feet high, which makes it the third largest reservoir in metro Denver.
For anything in the Downtown Westminster redevelopment area, the 105 acre site on the old mall footprint, parking is genuinely awkward for a van and we will ask about access before quoting.
A Westminster specific note on permits
Westminster sits across two counties, Adams and Jefferson, and that catches people out on permits. Which county your address falls in changes almost nothing for a straight drywall repair, but it changes plenty for a basement finish or a remodel.
The city runs its own building department, so a Westminster address is permitted through the City of Westminster rather than through either county. That is different from the unincorporated Jefferson County pockets nearby, which are permitted through Jeffco and which moved to the 2024 IRC and IBC on 1 July 2026.
