Drywall repair in the Denver metro averages $495, with most jobs landing between $276 and $750. A small hole up to four inches runs $25 to $130, a ceiling repair runs $235 to $1,380, and water damage runs $635 to $1,640.

Those are Angi's Denver-specific figures rather than national averages, and they are roughly ten percent above the national numbers, which matches what we see quoted locally. But the numbers above are not the number you will be charged for one small hole, and the gap between them is the thing this page exists to explain.

Why does a small hole cost so much to repair?

A small drywall hole costs more than the materials suggest because almost every drywall contractor has a minimum charge, and for one small repair the minimum is the price.

The real minimums we could find published for this market: HomeBlue puts the Denver typical at $100 to $160 for the first hour, then $50 to $70 per hour per person plus materials. A working contractor on Thumbtack lists a flat $150 minimum. National guides put the service fee at $75 to $100 regardless of hole size, and HomeGuide quotes minimum job fees of $350 to $650 for full drywall contractors as opposed to handypeople.

So Angi's $25 to $130 for a small hole is describing the labour and material content of the repair. The minimum charge is describing the cost of a van, two people, an hour of driving and a return visit for the second coat. Both numbers are honest. They answer different questions.

Our minimum is one hour at the hourly rate, and we say it on the phone before we book, because finding out at the door is the single most common complaint in this trade.

The single cheapest thing you can do: bundle

If you have four things that need fixing, get them fixed on one visit. The minimum is charged once. This is the largest saving available to a homeowner in this trade and almost nobody mentions it, which is why the question turns up verbatim in the FAQ blocks of the cost pages that currently rank: can I bundle multiple drywall repairs into one visit?

Yes, and the second, third and fourth repair cost a fraction of the first. Contractors confirm it plainly: multiple repairs in the same visit typically receive a discount, because the expensive part already happened when the van arrived.

Walk the house before you call. Doorknob holes behind doors, the crack over the bathroom door, the corner bead the vacuum has chewed, the ceiling patch from the light fitting you moved. Write them down. One visit.

The costs that get left off a quote

Three things routinely appear as surprises, and all three are predictable.

Texture matching. Angi lists it among the most common hidden costs at $100 to $300, and it runs about $1 per square foot or $50 to $150 on a typical patch. If a quote does not mention texture and your walls are textured, the quote is incomplete.

Painting. A repair leaves primed compound, not a finished wall. Angi puts full-wall repaint as a hidden cost of $150 to $400. And spot-painting a repair on a wall that has faded for fifteen years will show as a rectangle even when the texture is perfect, so the honest recommendation is usually to paint corner to corner.

The second visit. Compound has to dry between coats. A quote priced as one visit for a job that genuinely needs two is either optimistic or is going to be finished in a hurry.

The one Denver review that captures all of this: a homeowner rated a job two stars while saying the quality of the service was good, because the free quote was not accurate and, in their words, they paid for the mistake. The work was fine. The number was wrong. That is entirely a quoting problem.

How to read three quotes that are wildly different

Compare the scope, not the number. Four things make quotes comparable, and if a quote is missing them it is not a quote, it is a guess.

First, the finish level. GA-214-2021 defines six of them, and level 4 versus level 5 is a real cost difference: $1.65 to $3.15 per square foot against $2.00 to $3.50. A quote that does not name a level has not agreed what it is selling.

Second, texture, named specifically, and whether matching is included.

Third, the number of coats and whether the price assumes one visit or two.

Fourth, priming. Unprimed compound flashes through paint, and the trade name for the resulting stripe is joint banding.

A homeowner on Houzz posted a basement quote of $3,450 for 1,360 square feet with 10 foot ceilings, mud and tape included, ready to paint. A finisher in the replies called it too low at roughly 60 cents a square foot of finished area. Being underbid is not a saving. The crew that takes that job makes it back somewhere, and where they make it back is coats.

And on deposits: BBB Colorado's advice is not to pay more than 25 percent of the total project cost before work begins. The Colorado Attorney General received 915 home services complaints in 2024, and the recurring pattern in the Denver7 reporting on metro contractors is money up front followed by a contractor who stops showing up.

What a fair drywall repair price looks like, put simply

One small hole, one visit, no texture: expect the minimum charge, so $100 to $200 in this market. Anyone quoting $40 is not coming.

Several repairs bundled into one visit: the minimum plus a modest amount per additional repair. This is the best value in the trade.

A ceiling repair with texture matching: $235 upward, realistically $400 to $700 for anything that needs two visits and a blend.

Water damage where framing has to dry first: $635 to $1,640, and a schedule of several days that is not negotiable.

A room or basement hung and finished: $1.50 to $2.30 per square foot in Arvada, so roughly $1,500 to $2,300 for 1,000 square feet.

Popcorn removal: $1 to $3 per square foot, plus testing, plus abatement at $4 to $8 per square foot if the test comes back positive.

Questions we get asked

How much does drywall repair cost in Arvada?

Drywall repair in the Denver metro averages $495, with most jobs between $276 and $750. A single small hole will usually be charged at the minimum, which in this market is $100 to $160 for the first hour rather than the $25 to $130 the materials and labour would suggest.

Why is there a minimum charge?

Because the expensive part of a small repair is the van arriving, not the compound. Two people, the drive, and usually a return visit for the second coat cost the same whether the hole is fist-sized or the size of a door. Bundling several repairs into one visit is the way around it.

Is it cheaper to use a handyperson than a drywall contractor?

For a simple patch on a flat wall, yes, and we will tell you so. Denver handyperson labour is about $60 an hour against about $90 for a drywall contractor. Where the difference earns its keep is texture matching, ceilings, and anything where the repair has to disappear.

Should I get three quotes?

Get three, and compare scope rather than price. Look for the finish level named, texture matching itemised, the number of coats and visits stated, and priming included. A quote missing all four is not comparable to one that has them, however attractive the number is.

How much should I pay up front?

BBB Colorado's guidance is no more than 25 percent of the total before work begins. For a normal repair, nothing up front is entirely reasonable. The Colorado Attorney General logged 915 home services complaints in 2024, and large up-front payments are the common thread in the worst of them.
