Edgewater has a median year built of 1959. That is the oldest housing stock of any city we work in, twenty years older than Arvada's, and it means plaster, lath, small rooms and ceilings that have been through several rounds of other people's repairs.

Expect layers. A house of this era has usually had wallpaper, then texture over wallpaper, then paint, then a repair by somebody's brother-in-law, and the drywall question is often really an archaeology question.
Plaster over lath is common in the pre-war and immediately post-war stock. It cracks in long diagonals rather than at seams and it does not take a rectangular drywall patch without telegraphing, because the thicknesses do not match.
Wallpaper adhesive residue is the specific thing that ruins repairs here. Water-based topcoats and texture finishes both fail over it. Zinsser Gardz is the sealer for this: Rust-Oleum's own description is that it completely seals residual adhesive that can otherwise ruin water-based topcoats and texture finishes, and that it penetrates soft or crumbly texture material and hardens it. On an Edgewater job it goes on more often than not.
And expect ceilings under nine feet with more than one previous patch in them. We price these by looking rather than over the phone.
Small city, awkward access
Edgewater is dense. Lots are narrow, alley access is common and street parking near the Public Market is genuinely difficult during the day.
