Drywall Repair in Northwest Denver, CO
We cover the northwest quadrant of Denver rather than the whole city: Berkeley, Sunnyside, Chaffee Park, Regis and the Highlands. It is fifteen minutes from us across Sheridan, and it is the only part of Denver close enough to Arvada for us to be genuinely quick to.
This is bungalow and brick territory with a heavy overlay of recent redevelopment, and the two things sitting side by side is what makes the work here distinctive.
Northwest Denver's bungalow blocks are the one place we work where a scrape-and-build next door has often changed the house we are standing in.
Old houses next to new construction, which is a real problem
Northwest Denver has had more scrape-and-build than almost anywhere in the metro, and the effect on the house next door is not theoretical. Excavation for a new basement alongside a hundred year old bungalow moves ground, and ground movement on Front Range clay shows up inside as cracking.
The Colorado Geological Survey's figures on this are worth having: expansive clays can expand up to 20 percent by volume when wetted and exert a force of up to 30,000 pounds per square foot, and half of the thirty sedimentary bedrock formations exposed in the Front Range Urban Corridor contain swelling clay.
If your cracking started when the lot next door was dug, say so when you call. It changes what we look at, and it occasionally changes who you should be talking to before us.
Plaster, and the honest limits of matching it
The older Berkeley and Sunnyside housing is plaster over lath more often than not, and some of it is genuinely good plaster with a hard finish coat that modern joint compound will not match in either texture or hardness.
Where a room is largely sound and one wall has failed, a proper plaster repair with a bonding agent and a setting compound is the right answer. Where the plaster has generally let go of the lath, and you can find that by pressing, board-over is usually cheaper and better than chasing it.
We will tell you which one you have. What we will not do is cut a neat drywall rectangle into an old plaster wall and hand you a bill, because it telegraphs and you will see it in the first low winter sun through the front window.
Where we go and where we stop
Berkeley is bounded by Federal on the east, I-70 to the north, Sheridan to the west and 38th to the south, and it was annexed by Denver on 1 December 1902. Sunnyside sits east of it between the Union Pacific lines and Federal. Tennyson Street through Berkeley is the commercial spine and it is where most of our small tenant finish work here sits.
We stop at roughly I-25 and 38th. Past that, central and east Denver is far enough that we cannot make our two hour callback commitment mean anything, and we would rather tell you no than take the job and be late.
For Denver addresses, permitting runs through the City and County of Denver, which has been on its own 2022 Denver Building Code based on the 2021 I-Codes rather than the 2024 codes Arvada and Jeffco adopted on 1 July 2026. We flag this because contractors crossing between the two get it wrong.
